Darwin Homeowners Are Selling While Prices Are Still Rising

Darwin is going against the national trend, but some owners are choosing to sell now rather than risk losing the gains they have made. Darwin is moving in the opposite direction House prices are falling in several Australian capital cities, but Darwin is still recording growth. In September 2026, Darwin was the only capital city where house prices were rising, according to Cotality data reported by the ABC. House prices increased by 0.3% over the month, while unit prices rose by 0.8%. The latest figures from realestate.com.au also showed Darwin's median house price reached $729,000, up 12.1% over the year. Its median unit price was $484,000, up 12.3% annually.

Despite that growth, some local owners are deciding it is time to sell. They have seen prices improve after years of sluggish conditions and want to take advantage of the market while buyers are still willing to pay.

Why are owners rushing to sell?

One example is Lisa-Joy Cron, who bought her home in Palmerston in 2010, shortly before Darwin’s property market crashed.

After more than a decade of stagnation followed by recent price growth, she is considering selling. She said she hoped to sell for at least $300,000 more than she paid for the property.

She is looking to take advantage of the recent price growth, while uncertainty over future interest rates is another consideration.

Other owners and investors are also listing properties to take advantage of current prices. Downsizers are among those looking to sell, according to local real estate agents.

Not every seller expects a downturn. Some have personal reasons for selling, while others see current prices as an opportunity to realise gains.

The market is still strong, but there are signs of change

Darwin’s recent price growth has been supported by limited housing supply and years of subdued building activity. When demand increases and there are not enough properties available, prices can rise even when other markets are struggling.

However, more properties are coming onto the market.

Cotality’s head of research, Gerard Burg, said the total number of properties for sale had risen from around 60% below average in mid-January to around 40% below average. Although listings remain low by historical standards, the increase gives buyers more properties to choose from.

There are also signs that buyer demand is easing. Local agents have reported more listings since January, while the wave of interstate investors who had been buying properties across greater Darwin has started to slow.

Could Darwin follow the rest of the country?

Darwin could experience the broader downturn affecting other capital cities.

Burg warned that another interest rate increase could put further pressure on demand. Higher rates reduce borrowing capacity, which can limit how much buyers are able to offer.

If buyers become more cautious while the number of properties for sale continues to rise, sellers could face more competition and less room to negotiate.

Local conditions could also support demand. Real estate agent Kerri-Ann Laurence pointed to projects in the Northern Territory, including Beetaloo gas, as potential sources of investment and employment. In a relatively small market, a significant project that brings workers into the area can affect housing demand.

Rental demand is another part of the picture

Darwin’s rental market remains tight.

Cotality data cited by the ABC showed median dwelling rents rose by approximately 11.6% over the year to September 2026. The vacancy rate was around 1.9%.

Rising rents and limited rental availability can support investment demand, but investors still need to account for purchase prices and ongoing costs. They should assess the income a property can realistically generate and whether it remains affordable if interest rates rise or rents stop increasing.

What I would focus on

I would not buy in Darwin simply because it is the only capital city where house prices are still rising.

I would look at:

  • The purchase price: Check whether the asking price makes sense based on comparable sales, rather than assuming recent growth will continue.
  • Rental income: Work out the expected rent and ongoing expenses before deciding whether the property is worth buying.
  • Local employment: Understand which industries support the area and whether demand depends heavily on a particular project or employer.
  • Competing properties: Check how many similar properties are for sale or available to rent nearby.
  • The reason for the sale: A seller wanting to take a profit is not necessarily a sign that the property is poor value. Assess the property on its own merits.

For investors, I would prioritise established houses in areas with reliable rental demand and a broad base of local employment. I would also make sure the numbers work without relying on another year of strong price growth.

Final word

A seller looking to cash out and a buyer looking to invest can look at the same property and reach very different conclusions. One may see a good time to sell, while the other sees an opportunity to hold for the next ten years.

For me, the question is whether a property would still make sense if prices stayed flat for a few years. If the rental income, purchase price and long-term demand stack up without relying on capital growth to make the investment worthwhile, there is a stronger case for buying. If the numbers only work because prices are expected to keep rising, I would be more cautious.

"I highly recommend Ben"

Ben is extremely knowledgeable about property investing in Australia. I’ve bought multiple properties through his agency, and he made the whole process smooth and stress-free. He started by understanding my situation and came up with a smart strategy that he fine-tuned along the way.

Ben used solid data to pick the right suburbs based on my goals and budget, and clearly explained why each area was a good choice. He handled almost everything – negotiating the price, building and pest checks, conveyancing, finding a property manager – which saved me a lot of time and effort.

What really stood out was how responsive Ben was. He was always available for a chat and gave honest, open advice every step of the way. I highly recommend Ben if you’re looking for a reliable and professional buyer’s agent.
